I meet with a lot of homeowners as they are planning major renovations. Whether it’s a new roof or solar paneling, it’s a big investment.

I want to assure you that it’s totally understandable to be a little nervous about allowing a crew of strangers into your home. You want to make sure they are trustworthy. You want to make sure that the job will be done properly and promptly.

Insurance is not the most fun topic. Usually, no one wants to talk about insurance until some sort of accident happens. And there is no escaping the fact that accidents happen.

In my experience, it’s best to be upfront and transparent with clients from the very beginning.

Make Sure You Read the Fine Print

I’d like to devote this post to the five things you, the homeowner, need to understand about your contractor’s insurance coverage.
  1. Check that your contractor’s insurance coverage is active. It’s always a good idea to make sure that the company you choose to work with maintains current insurance.
  2. Make sure your contractor’s insurance covers per occurrence, not aggregate. Let’s say that the insurance limit is set at $1 million. This is pretty standard. But, is it $1 million per occurrence or total for the year? If there is more than one accident in the same calendar year, there may not be $1 million still available.
  3. Your contractor is required by law to carry workers’ compensation insurance. Workers’ compensation insurance protects employees in case of injury.
  4. In California, your contractor is not required to carry liability insurance. Liability insurance protects the homeowner from any negligence on the part of the contractor and any third-party property damage.
  5. You are allowed to ask your contractor for insurance verification. Whenever I meet with potential new clients, I show them a copy of our insurance and offer to have our broker send them an original for their records.
